Annecy, an exceptional setting in which to live

By choosing Annecy, you are choosing a rare and privileged way of life. Nicknamed the "Venice of the Alps", the city captivates with its spectacular natural surroundings, rich cultural heritage and economic dynamism.

Whether for a buy-to-let investment, a second home or a main residence, our local team is on hand to help you find the property that perfectly matches your aspirations.

Between lakes and mountains

Set in Haute-Savoie, Annecy is a lakeside city crossed by the Thiou, a 3.5 km river forming charming canals at the heart of the old town. Cobbled lanes, pastel facades and a romantic atmosphere all contribute to its renowned charm.

Ideally positioned between Chamonix and Mont Blanc to the east, and the Tarentaise to the west, Annecy enjoys an exceptional location from which to discover the most beautiful Alpine panoramas.

The Aravis range rises above the region and frames Lake Annecy, offering a spectacular backdrop ideal for hiking, climbing, skiing and outdoor sports.

Lake Annecy, recognised as one of the purest urban lakes in Europe, captivates with the clarity of its waters and the beauty of its beaches.

In terms of quality of life, Annecy was ranked first as the best city to live in in 2021 and once again features in the top 5 in 2024.

Annecy, a four-season destination

In summer, the lake becomes a natural playground: paddleboarding, kayaking, boating, pedalos or simply swimming in its crystal-clear waters. The cycle path that loops around it allows you to enjoy the landscapes to the fullest, while the more athletic can take on the surrounding mountain passes.

Discover the beauty of the lake's shores by bicycle thanks to the safe greenways suitable for all levels, and explore Annecy and its surroundings with complete freedom.

In spring, the city reveals all its gentle charm. Stroll through the Jardins de l'Europe and admire the panorama of the lake framed by the mountains.

In autumn, the shores take on golden, fiery hues. The lake becomes a peaceful mirror, reflecting forests and peaks in an atmosphere imbued with serenity.

In winter, Annecy delights lovers of snow and Savoyard gastronomy. Le Semnoz, a family-friendly resort nearby, offers Alpine skiing, snowboarding and cross-country skiing with breathtaking views over the lake. Fondues, raclettes and tartiflettes warm the heart, while Christmas markets and illuminations bring the Venice of the Alps to life.

The Annecy calendar

Annecy comes alive to the rhythm of iconic events.

The International Animation Film Festival (MIFA) in June opens the summer season, with open-air screenings on the shores of the lake.

The Fête du Lac, created in 1860 following the visit of Napoleon III, offers one of the most beautiful fireworks displays in France, in a magnificent setting.

The Martin Fourcade Nordic Festival (MFNF), organised by the five-time Olympic champion Martin Fourcade, brings together biathlon races, concerts and an Ekosport village dedicated to Nordic activities.

Among the other unmissable events: the High Five Festival, the Maxi Race, the Return from the Alpine Pastures or the Venetian Carnival.

Annecy and its escapes

Annecy is easily accessible thanks to the Paris–Annecy TGV line: a 3-hour-30-minute direct journey to reach the Alps in complete serenity.

The city is also 40 minutes from Geneva international airport and 1 hour 30 minutes from Lyon.

Extend your escape to the Aravis massif, a true paradise for mountain enthusiasts. In winter, the renowned resorts of La Clusaz and Le Grand-Bornand attract winter sports lovers; in summer, the hiking trails reveal all the wild beauty of the area. Do not miss a tasting of the famous Reblochon, an emblem of local gastronomy.

Around the Annecy basin, a wealth of discoveries awaits. The Château de Menthon-Saint-Bernard, a medieval fortress built in the 10th century, overlooks the lake and hosts historical reenactments. This château is said to have inspired Walt Disney for the design of the Sleeping Beauty castle. The Col de la Forclaz, for its part, offers a spectacular view, prized by hikers, cyclists and paragliders.
