Property FAQ - BO Immobilier (Châtel & Annecy)

General

Once you have chosen the property and your dates, we send you a rental contract that you must return to us initialled and signed, together with a deposit of 25%. To pre-fill the contract, we need your full postal address, a mobile phone number and, if possible, an email address.

As soon as we receive the signed contract and the deposit, we will return a counter-signed copy to you.

The rental contract sets out all the charges and conditions you accept for the rental. It also defines what is included in the rate (e.g. water, electricity, gas and heating charges), the mandatory additional charges (e.g. tourist tax, booking fees), as well as optional services (e.g. end-of-stay cleaning, linen rental, etc.).

You will need to come to the agency, where we settle the final details together (tourist tax, additional services such as linen, cleaning, etc.) and where you provide the security deposit required for the property.

Once these formalities are complete, a member of our team accompanies you to the property. You carry out the inventory together, and they explain how the equipment works as well as any safety guidelines. You can then settle in and fully enjoy your rental.

As a rule, all our rentals are available from 5 pm.

Simply let us know by email or telephone a few days before your arrival. As for cleaning, you can decide once you are there, until the Tuesday following your arrival.

Pets are not allowed in most of our chalets and apartments. Please contact us.

Some apartments and chalets are already equipped with a cot and a high chair. If this is not the case, you can rent this equipment for €25 per week. The request must be made one week before your arrival.

The balance must be paid 15 days before your arrival, without us having to contact you about it.

We accept cheques, French holiday vouchers (chèques vacances), cash, credit card (except American Express) and bank transfer.

You can find our fees in the menu at the bottom of the website.

If you have other questions not listed here, you are of course welcome to contact us by email at [email protected] or on +33 4 50 73 57 10.

Châtel

Yes! Châtel is an ideal destination for families. Thanks to the Multi Pass, young and old alike enjoy many activities that are included or at a reduced rate: swimming pools, mini-golf, playgrounds, ski lifts, a landscaped lake… Teenagers are not left out either, with activities such as downhill mountain biking, the bike park, hiking and many other sports and leisure pursuits.

Yes! In summer, Châtel is an ideal destination to enjoy the mountains. You will find a wide variety of activities for all ages: hiking, mountain biking, bike park, via ferrata, paragliding, summer toboggan, treetop adventure, swimming, tennis, mini-golf and much more. Thanks to the Multi Pass, many activities are included or offered at a reduced rate.

Châtel also enjoys a privileged location, close to Lake Geneva. You can thus alternate between the pleasures of the mountains and a day by the lake, discovering towns such as Évian-les-Bains, Thonon-les-Bains or Montreux. An ideal destination to vary your activities throughout your stay.

In Châtel (74390), the average price is around €5,600 / m² at the start of 2026, across all property types. Apartments trade on average at around €5,800 / m² and chalets/houses at around €6,700 to €7,100 / m², with significant variations depending on location (proximity to the slopes and the village, exposure). Prices have risen by around 26% over the past five years, driven by the four-season resort status of the Portes du Soleil area. BO Immobilier provides a free, local valuation of your property in Châtel.

Yes, Châtel remains a sought-after investment market thanks to its dual season (skiing in winter, mountain biking and hiking in summer) within the international Portes du Soleil area, connected to Switzerland. Seasonal rental demand is strong, with a gross yield that can reach between 3 and 5% depending on the location and standing of the property. Small and medium-sized apartments, close to the lifts, offer the best occupancy rate. BO Immobilier supports you in calculating profitability and selecting the right property.

Châtel offers one of the best value-for-money ratios in the Portes du Soleil. The resort provides access to one of the largest ski areas in the world, with more than 600 km of slopes linked across 12 French and Swiss resorts, while remaining more accessible than other neighbouring resorts.

Its authentic charm, its immediate proximity to Switzerland and its French and international clientele make it a sought-after destination throughout the year. In winter as in summer, Châtel enjoys strong tourist appeal, a real asset for a rental investment.

Based in the heart of the resort, BO Immobilier supports its clients with its thorough knowledge of the local market and the most promising micro-areas, in order to identify the best investment opportunities.

The second-home market in Châtel remains particularly dynamic. Demand, driven by a French, Swiss and international clientele, remains strong while supply stays limited, notably due to the scarcity of building land in the mountains.

In 2025, the town recorded around 130 property transactions, of which nearly 87% were apartments. This imbalance between supply and demand helps maintain solid prices and reinforces the resort's appeal over the long term.

To sell in the best conditions, an accurate valuation, a tailored marketing strategy and careful presentation of the property are essential. This is the expertise that BO Immobilier places at its clients' service.

Annecy

To make the most of Annecy, the bike is often the best choice, especially during the busiest periods such as June, July and August, as well as during the end-of-year holidays. Traffic can be heavy and parking more difficult, whereas the network of cycle paths makes it easy to get around between the town centre, the lake and the various neighbourhoods.

The car nonetheless remains practical if you wish to explore the surroundings of Annecy, the lakeside villages or the mountain resorts. Our advice: favour the bike for getting around town and keep the car for your excursions. You will save time and fully enjoy the exceptional setting that Annecy offers.

In Annecy, the average price of an apartment in good condition is around €5,800 to €6,200/m² at the start of 2026, one of the highest levels in France outside the major cities. The differences between neighbourhoods are significant: the Vieil Annecy and the lakeside (Albigny, Veyrier-du-Lac) exceed €7,500 / m², reaching up to €14,000 / m² for exceptional properties, while areas such as Seynod, Meythet or Poisy remain more affordable, between €3,600 and €4,500 / m². BO Immobilier provides a free valuation tailored to your specific neighbourhood.

Source: MaLoupeImmo

The choice of neighbourhood depends above all on your life plans, your needs and your budget.

The Vieil Annecy charms with its historic character, its cobbled streets and its constant liveliness. Annecy-le-Vieux is particularly sought after by families thanks to its residential setting, its schools and its proximity to the lake.

For an exceptional property, the areas of Albigny, Impérial or Veyrier-du-Lac are among the most prized addresses, offering high-end apartments and houses, often in the immediate vicinity of the lake.

Finally, the Grand Annecy (Seynod, Cran-Gevrier, Meythet, Pringy, Poisy, etc.) is an excellent alternative. Although these towns are not part of central Annecy, they are perfectly connected by public transport, cycle paths and major roads. They offer an often more affordable market while allowing quick access to the heart of Annecy and the lake.

The Annecy market stabilised in 2025 after the sharp rise of 2020-2023, and enters 2026 on a stable to slightly upward trend for quality properties. The supply/demand tension remains structural: land scarcity, tourist appeal and proximity to Geneva sustain demand. For a seller, it is a favourable context provided the right price is set; for a buyer, responsiveness is essential as fine properties sell quickly. BO Immobilier advises you on the right positioning.

Properties with a view over Lake Annecy are among the most expensive on the market, with prices frequently exceeding €8,000 / m² and reaching up to €10,000 / m² and more for exceptional locations (lakefront, Albigny, Veyrier-du-Lac).

The lake view represents a rare and lasting added value, highly sought after on resale.

BO Immobilier supports you in valuing or finding this type of premium property.

For an older property in Annecy, expect around 7 to 8% of the sale price in notary fees; for a new-build property, they fall to around 2 to 3%. Example: for an older apartment at €400,000, allow around €30,000 in fees. These fees are added to the purchase price in your financing plan.

BO Immobilier helps you build a realistic overall budget.

Lake Geneva basin

Yes, as a cross-border worker residing in France and working in Switzerland, you buy a French property like any resident, without any particular restriction.

Unlike Switzerland, where the Lex Koller regulates purchases by foreigners, France imposes no nationality restriction on the acquisition of a property.

A Swiss resident can therefore buy freely in Châtel, in Annecy or elsewhere in France, whether as a second home or an investment. The point to watch concerns financing: as your income is in Swiss francs (CHF), banks apply an exchange-rate discount on the income taken into account and offer specific cross-border loans. The strength of the Swiss franc generally reinforces your purchasing power in France.

BO Immobilier puts you in touch with a broker specialising in cross-border workers.

For a property located in France, the loan is most often taken out in euros, the currency of the property. Receiving your income in CHF creates an exposure to the exchange rate, but it has historically worked in favour of cross-border workers given the strength of the franc.

Some cross-border banks offer suitable solutions and guidance on exchange-rate risk. It is strongly advised to compare several offers through a broker familiar with the Lake Geneva market.

This content is informational and does not constitute personalised financial advice; each situation must be examined on a case-by-case basis.

The choice depends on your place of work and your budget. For Geneva, the French Genevois (Annemasse, Saint-Julien) and Annecy are popular despite high prices. For a natural setting and a mountain budget, the Chablais and Châtel offer an attractive alternative, close to the Valais and the Lake Geneva Riviera (Thonon, Évian). Annecy, for its part, combines an exceptional quality of life with access to Geneva in around 45 minutes.

BO Immobilier, based in Châtel and Annecy, helps you find the ideal property.

The Lake Geneva basin benefits from solid and lasting fundamentals: a powerful cross-border employment area (Geneva, Lausanne, Valais), the high purchasing power of cross-border workers paid in CHF, land scarcity and the tourist appeal of the lake and the mountains.

These factors sustain demand and limit the risks of a marked price fall. It is a safe-haven market, valued both for investment and for quality of life.

BO Immobilier helps you seize the right opportunities there.
